About this Role

In this role, you'll be responsible for leading, guiding and innovating Cloudflare's real estate strategy on a global scale. From analyzing occupancy data to executing complex transactions and creating out of the box ideas for real estate solutions, this role will play a pivotal role in helping to shape Cloudflare's strategy for how we work together. You will collaborate closely with the team to negotiate leases, analyze market trends, and drive process improvements. You will also serve as the main point of contact for our flexible office program, monitor usage, and recommend strategic opportunities. This role is integral to supporting Cloudflare's growth and success by optimizing the way we think about our real estate portfolio. Overall, your tactical and strategic leadership will be supporting our company goals to deliver collaborative, innovative and forward-leaning workplace environments that will help to drive our company's mission forward.

This position will report directly to the Head of Global Real Estate & Workplace.

Main Areas of Focus:

Global Real Estate Transactions

  • Assist with managing complex leases and transactions from site selection to lease execution, including subleases and disposals.
  • Coordinate with external brokers and internal stakeholders to perform due diligence on potential locations and provide analysis on local markets and cost of expansion.
  • Understand holistic real estate costs (including CAPEX and OPEX), and effectively evaluate market-specific strategies.
  • Negotiate leases, manage lease rent reviews, renewals and terminations.
  • Support efforts to sublease space where needed, including exploration of creative uses for vacant space.
  • Familiarity with coworking, serviced office, flexible and enterprise account negotiations.
  • Maintain and ensure integrity of data in the lease management system, including tracking of critical dates and lease terms. Ensure timely action is taken as necessary.
  • Provide resolution of day-to-day issues and questions from landlords, service providers, AP, finance, and other internal partners.

Manage Flexible Office Program

  • Act as the main point of contact for distributed team members utilizing Cloudflare's flexible office program. Grant access, provide support, and collect feedback as needed.
  • Monitor and audit usage confirming adherence to company guidelines.
  • Support booking of spaces as needed.
  • Closely watch global headcount growth to recommend new regions for program launch.
  • Analyze monthly regional spend and recommend timelines for advancing local real estate strategy.
  • Evolve program to meet changing business needs.

Financial Management:

  • Ensure monthly lease expenses are accurate, including rent, CAM, taxes, insurance, and other miscellaneous operating expenses (OPEX).
  • Manage annual rent purchase orders and ensure accurate and timely rental payments.
  • Manage Security Deposit requests for AP processing and ensure that Security Deposits are returned in a timely fashion after expiration.
  • Assist with the review and preparation of annual budgets and incremental financial forecasting.
  • Collaborate with the Design & Construction team to track tenant improvement allowances, associated dates and requirements, and the collection of funds.

Strategic Planning and Analysis:

  • Create analyses of quantitative and qualitative data for the understanding of workplace/site performance, to guide tactical real estate decisions, and to develop and refine overall portfolio strategy.
  • Closely track occupancy data to understand historical and future occupancy trends for all locations.
  • Implement new ways/tools to analyze and visualize data to better understand how spaces are being utilized.
  • Create analyses to drive discussions and decisions around real estate strategy.
  • Maintain a strong understanding of best practices, innovative new tools, industry trends, services, and programs in the real estate, co-working, and flexible space industry.
  • Identify and take action on process improvements.

Examples of desirable skills, knowledge, and experience

  • 5+ years of experience in Corporate Real Estate, including strong understanding of flexible space/coworking market, lease negotiations and transactions.
  • Self starter, proactive, creative and collaborative.
  • Experience working with a global portfolio, with strong ability to investigate and understand local laws and nuances that impact real estate decisions.
  • Excellent verbal, written, and organizational skills required.
  • Ability to travel globally required.

Compensation

Compensation may be adjusted depending on work location.

  • For Colorado-based hires: Estimated annual salary of $157,000 - $191,000
  • For New York City, Washington, and California (excluding Bay Area) based hires: Estimated annual salary of $172,000 - $210,000
  • For Bay Area-based hires: Estimated annual salary of $180,000 - $220,000
